Ascendas partners with Global Gateway to set up specialized telecom carrier hotels
- $43 million facility in Singapore ready for lease

Ascendas Pte Ltd, the newly-merged entity between Arcasia Land and JTC International's (JTCi) Business Parks and Facilities Group, announced today that it has entered into a joint venture with US-based Global Gateway LP to build and manage a series of telecom real estate facilities in Singapore.

The joint venture will leverage on the capabilities and expertise of the two partners, with Ascendas taking 40% and Global Gateway 60%. Ascendas will offer local market and regulatory expertise along with its existing network of IT and telco companies, as well as best-in-class real estate solutions for businesses. Global Gateway will provide the technical know-how, marketing and customer relationship management as well as building and facility management of these specialised facilities.

The joint venture estimates an equity commitment of S$85 million in the first 3 years. Its first project will be a 240,000 sq. ft five-storey facility at 15 Tai Seng Drive. It is ideally located in the northeast of Singapore, amidst a cluster of telecommunications and hi-tech companies such as IPC Corporation, Datapulse Technology and Singapore Technologies.

This dedicated facility, now available for lease, will be equipped with floor areas of 23,000 sq ft to 37,000 sq ft per storey, subdivisible according to tenant requirements. This project, including retrofitting work, is estimated to cost S$43 million.

Commonly known in the industry as a "carrier hotel," such a facility is designed to provide telecom carriers and Internet data centre operators an environment that ensures no down time in operations. The hi-tech features are designed to accommodate the high bandwidth, connectivity and redundancy requirements of international telecom carriers and data center operators.

The hi-tech support includes necessary ventilation & air conditioning equipment, uninterruptible and enhanced power supply, raised floor systems, multiple fiber-optic entrances, back-up generators and centralized fiber exchanges that allow tenants to interconnect with one another within a secured environment.

He added: "With the government liberalising the telecommunications sector on 1 April 2000 and the increased needs for businesses to outsource IT services, Internet usage is on the rise. This in turn will lead to existing telecom and Internet-related companies requiring more expansion space, as well as an increase in corporate users and new-entry companies. This building, being of very high specifications, will be attractive to such companies."
